One of the biggest challenges when going smaller is the lack of available storage space, but owners of the recently completed Bofin should be in good shape in this regard. The compact residence has a clever layout that fits in many nooks, drawers, and cabinets, and a bright living room that’s just 24 feet (7.3 m) long.
Named after its owner’s beloved Irish island, Boffin, a modern tiny living, is a bit short for a small North American home these days. ‘I’ve seen it. It is based on a double axle trailer, finished in engineered wood and topped by a steel roof.
The decor is simple and clean, with PVC panels and wood, and a raised living room as the centerpiece. This created many underfloor storage space opportunities. In addition, there are drawers built into the seat and steps with integrated storage, and bookshelves on the sides. The living area is also very spacious, accommodating up to six people, and according to Modern Tiny Living, its generous glazing ensures plenty of sunlight inside.

Nearby is a kitchen with a versatile breakfast bar, a common dining space, and a table area that serves as a work area. Also has an oven and his 3 burner propane stove, microwave, refrigerator/freezer, sink, washer/dryer, and quite a few cabinets. Useful for spices, seasonings, etc.
Bofin’s bathroom is located on the opposite side of the house from the living room and is accessed through a barn-style sliding door. Even by tiny home standards it looks snug there, but Modern Tiny Living was able to install a toilet, a small sink and a shower.
This particular model has only one bedroom, accessed by a staircase integrated with storage. The sleeping space is a typical tiny house style loft bedroom with low ceilings and a double bed.

Bofin is based on Modern Tiny Living’s Kokosing model and comes with many options including finishes, appliances and complete off-grid capabilities. The Kokoshin range starts at US$89,000, but there’s no word on the exact home price shown.
